Tamien Station Family Apartments is an upcoming housing development that will create a community of affordable housing immediately adjacent to the Tamien Caltrain and VTA Light Rail stations. Located at 1221 Lick Avenue, about ten blocks from downtown San Jose, the project will provide 135 units which will be affordable to families earning between 30-60% of area median income.The project will also include an on-site daycare facility.
The affordable housing portion of the project is being developed by The Core Companies in partnership with Santa Clara Valley Transportation Authority.
Construction began in July 2023, with a formal groundbreaking in September 2023. Construction is expected to be completed in July 2025, with move-ins expected in August 2025
There are a total of 135 units at Tamien Station, including studio, one-bedroom, two-bedroom, and three-bedroom apartments. Thirty-four of the apartments at Tamien Station are available via application and waitlist lottery.
Applications will be accepted starting on May 27, 2025. All applications received from May 27, 2025 at 9:00 AM to June 10, 2025 at 5:00 PM will be entered into a waitlist lottery. Applications received after the deadline will be placed on the waitlist after the lottery in the order they are received
Tamien Station is an affordable tax-credit housing apartment community. To qualify applicants must have a gross monthly income that is at 2 times the monthly rent. Voucher holders do not need to meet the minimum gross monthly income requirement. Applicants must have income at or below 60% of the Area Medium Income for Santa Clara County for their household size. Subject to change.
There will be 160 dedicated assigned parking spaces for community residents and five for the use of the daycare facility.

Amenities include an on-site daycare center, laundry room, community room, fitness room, homework room, food pantry, water feature and public gathering spaces. The site also is adjacent to the Caltrain and VTA Light Rail stations, bike lanes, walking paths, and Tamien Park.
